Second Mortgage Default Wave Coming

Just as the surge of mortgage loan defaults seems to be passing, there are reports of a rise in alternative-A loan defaults.

The number of alternative-A defaults in April doubled from the year before and the number of prime loan defaults doubled to 2.7% during the same time, according to a report in the International Herald Tribune yesterday.

The report quotes Thomas Atteberry, of First Pacific Advisors saying "subprime was just the tip of the iceberg." JPMorgan Chase is expecting a tripling of its losses on prime mortgage loans, according to James Dimon, chairman and CEO, describing the outlook for prime mortages as "terrible".

The only positive note reported was that adjustable rate mortages aren't expected to go up as much as analysts expected because short-term interest rates haven't gone up as much as anticipated.

But many homeowners will soon have to start paying both interest and principal in coming months after the introductory period expires. In a falling market and with rising unemployement this is potentially very dangerous, according to the report.

The report also mentions fears about the status of Freddie Mac and Fanny Mae, because so many more of the loans they hold are Alternate-A and prime mortgages, all of which are potentially in trouble.

Most homeowners still have good credit scores, but for many their homes are now worth less they owe, and they may simply not want to make payments on something that is worth nothing to them anymore.
